Rental Policies
Please be advised that all properties are leased on a first-come, first-served basis. The application fee is non-refundable, but your application will be kept on file for 30 days.
**THERE IS ABSOLUTELY NO SMOKING PERMITTED ON OUR PROPERTIES**
If smoking of any type is important to you, please do not apply.
Application
All persons (19+ years of age) who will be occupying the property must complete an application, unless applying as a legally married couple.
All applicants are required to have a valid Social Security number or ITIN number.
A valid government-issued photo ID is required for all applicants.
All applicants who will be living in the home must provide a unique and active email address.
By submitting a rental application, the applicant(s) agree to acknowledge that all information
provided is true and correct to the best of their knowledge. Any falsification or misrepresentation will result in automatic denial.
Rental applications are valid for 30 days upon submission.
Credit Score
The average credit score of the household must be equal to or above 570.
Open bankruptcy or active bankruptcy within the last 12 months will result in an automatic denial.
Income
Applicants who are employed are subject to employment verification.
The gross monthly income of all applicants must be equal to 3x the monthly rent for the desired property.
Applicants who do not meet the required income qualifications (3x monthly rent) may be considered with a co-signer. Co-signers' income must be equal to 5x the monthly rent amount and credit score over 680 and meet all other applicant requirements.
Rent is due on the 1st, late on the 5th. A late fee equal to 10% of the monthly rent will be applied if not paid by the 5th.
Rental/Criminal History
Rental history will be reviewed for all applicants.
A negative rental history will result in an automatic denial. Negative rental history will include but not be limited to a history of late payments, NSF payments, negligence or misuse of previous rental properties, etc.
All open evictions/judgments/past eviction filings will result in an automatic denial.
Each applicant is subject to a criminal background check.
Felony convictions could result in an automatic denial.
Pets
Pets are accepted in homes upon approval, this varies by property. Please verify with landlord.
Dangerous/Venomous/Poisonous animals are not permitted in the home as a pets.
Pet Fees apply.
Applicants must provide Vet Records and Current Pictures of all pets.
ESA (Emotional Support Animals) will be reviewed. A medical Letter of Necessity is required.
Application Does Not Constitute a Lease
Applications, even if accepted, shall under no circumstances be considered a lease agreement between Applicant and Landlord, or an offer to lease.
No lease shall exist between Applicant and Landlord until the parties enter into a formal Lease Agreement and the Applicant pays all required fees, deposits, and rent.
Upon approval, applicants must sign a lease agreement and pay a security deposit.
Properties are leased on a first-come, first-served basis, decided by qualification, and paid security deposit.
