Rental Requirements/Policy

**THERE IS ABSOLUTELY NO SMOKING PERMITTED ON OUR PROPERTIES**

If smoking of any type is important to you, please do not apply. 

1. Non-Refundable Application Fee is $30 per adult.
2. Everyone over the age of 18 MUST apply if they will be living in the house. 
3. Make 3-3.5 times the rent in monthly income (can be a household income). Proof must be given.
4. No bankruptcy in past year.
5. Minimum credit score of 550.
6. NO evictions, discharged evictions included.
7. Previous/Current Landlord Verification or One Year Rental Ledger.
8. No more than 2 late payments with current property manager and no major damages to the property.
9. PETS: ask property manager if pets are allowed for the property of interest. $200 non-refundable pet fee and $200 refundable deposit per pet. 
10. Section 8 accepted on advertised properties only. 
11. We will not take a home off the market without a hold fee/security deposit.

These properties are managed by Wills Property Management. All single adults residing in the property must complete an application. There is a $30 application fee per application. A security deposit is required and is equal to one month’s rent. We require a credit & background check, previous rental references, and a way to verify income. We require applicants to gross 3-3.5x the monthly rental rate depending on credit.

 Rent is due on the first, late on the fifth. The late fee is 10% of the monthly rental amount.
